Professional Inventory Report

Upon your request, we can arrange for an inventory clerk to prepare an inventory report for your property. This service will be billed at the actual cost.

Check-in and Check- out

We offer the option to engage an independent inventory clerk who will meet your tenant and conduct a check-in report at the start of the tenancy. Charges will be based on the actual cost.

Electrical Condition Report

If you instruct us, we will organize for a qualified electrician to visit your property to carry out an electrical installation condition report and conduct necessary safety inspections. These services are charged at cost.

Energy Performance Certificate

At your request, a certified engineer can be arranged to attend your property, perform the required safety checks, and issue the appropriate certificate. Fees for this service will reflect the actual cost incurred.

Gas Safety Certificate

At your request, we will coordinate for a certified engineer to attend your property, perform the necessary safety inspections, and issue the required certificate. This service will be billed at the actual cost.

Early Surrender of Tenancy Fee

Should you choose to terminate the Tenancy Agreement early, and this involves one or more tenants (but not all) surrendering the tenancy, a fee will be applied.

New Tenancy Administration Fee

An administration fee covers preparing the tenancy agreement, referencing tenants, securing the deposit, and issuing the required certificate and information.

Renewal Fee

A cost-based fee is charged for contract negotiations, tenancy renewals, and re-registering the security deposit, with tenants receiving the Deposit Certificate and Prescribed Information within 30 days of tenancy start.

Certification Fees

All tenancies must have a valid EPC, EICR (Electrical Installation Condition Report), and Gas Safety Certificate. Charges for the EICR vary based on the property size and the number of electrical circuits.
